The Selling Process

Absolutely. We offer a free, totally no obligation appraisal at a time and date that suits you. It’s easy to get an appraisal, just give us a call or click here.

We want you to be as informed as possible, so our Appraisal starts with us e-mailing you an initial Comparative Marketing Analysis of recent sales in the area that buyers will most likely compare your property to. Next, we’ll join you for a walk-through of the property and answer any questions you have. Then, within 24 hours we’ll deliver a more comprehensive Comparative Marketing Analysis and a personalised Appraisal for your consideration, along with a list of ‘steps to sale’ that we can help with, and our Lyne & Co terms and conditions.

We’ll take the time to talk through your goals, understand your expectations and start planning a successful sale! We’ll go through in detail how we’ll customise the marketing and selling of your property, and be totally transparent about the legal obligations regarding selling with us. Once you’re happy with everything we can sign the Agency Agreement and start preparing for sale.

In truth, the time to sell varies, depending on market conditions, type of property, pricing strategy and marketing campaign. We’ve had houses sell within a very short time and others take slightly longer. In New Zealand, the median period to sell a property is between 30-40 days. We know from experience that premium properties that are stunningly presented, priced fairly for their location and demand, and marketed effectively, will typically sell with a premium price within a 4–6-week window. As part of our process, we’ll discuss sales strategies with you and what you can expect.

Presentation of your property is what will invite potential buyers to enquire more, make it easier to picture themselves there, and ultimately make it their next home! We know all the tips and tricks to show your house at its best – from staging for a homely effect, to decluttering to create space, to cosmetic improvements that can enhance and add real value to your property. We will suggest options that will set your property apart and deliver that ‘Wow’ factor before the front door even opens.

We’re always prepared to discuss our rates to find the best way of working together and we do have set fee guidelines in place. The key is to be open and transparent about the value you will be getting with Lyne & Co and making sure we meet your expectations.

To prevent money laundering and fraud, The Anti-Money Laundering and Countering Financing of Terrorism Act 2009 (to give it its full name) has compliance obligations on real estate agents. Agents, including Lyne & Co have a specific AML/CFT compliance officer to maintain high standards for detecting potential money laundering activity. If you are an individual selling a property the Act requires little more than verified identification and proof of address; if you are a company or a trust, the compliance is slightly more involved.
